What time of the year is the best time to sell your home?

Let’s bust the myth you might hear “Spring is the best time to list your home for sale”. This is a very old, traditional way of thinking based on how realtors and agents used to work before the internet made it so easy to search for homes. Before we could easily sit in the comfort of our own home and make a list of homes we want to see, it was easier for families to take time in the spring to look for homes to buy. The kids were back in school and the family recovered from the holidays. Times have changed and the real estate market is changing with them! It isn’t necessary now to drive around looking for houses for sale. The internet has made it easy to visit a website like HKAtlanta.com and look for homes all over the country!

If you’re ready to sell your home, we recommend listing it as soon as you’d like, regardless of the season. The only time we would recommend avoiding is around big holidays. For example, we wouldn't recommend listing your home for sale 10 days before Christmas.

It’s also important to take into account what type of housing market you’re in at the time. If it is a seller’s market, you can probably list anytime with no issues! If you’re in a buyer’s market, it might be a good idea to also avoid peak travel seasons like mid-late July or spring break.

At the time we’re writing this blog, the housing market is an unprecedented seller’s market like we’ve never seen before! In a market like this, you could probably put your home for sale on Christmas Eve and have offers by Christmas dinner.
